Rental repairs, done right and reported back
One local handyman for the small jobs across your Wairarapa rentals. I sort access with the tenant, send you photos and a report, and give you an invoice that drops straight into your books.
What you get on every job
- Tenant access sorted. The tenant picks a morning or afternoon by text, and you see when it is booked.
- Before and after photos, as proof for the owner and a record for the next inspection.
- A job report: what you asked for, what was done, time on site, and anything else I found.
- Invoices with the property address and your work order number, billed to the owner care of you, or to you.
- Your spending limit, respected. You set what I can spend without asking. Anything over it, or extra I find, comes to you as a quote first.
- One monthly statement across all your properties, if you want it.
How a job runs
- Send the work order the way you already do: email the job card to jobs@wairarapahandyman.co.nz, use your maintenance app, or text.
- The tenant gets a text with times to choose from. You are told when it is booked.
- I do the work, with photos before and after. Anything else I spot is noted with a photo, not done without your OK.
- Over your limit? It comes to you as a quote to approve first.
- The job report and the invoice reach you together.
For landlords who manage their own rentals
Same service, without the middleman. You are the client and get the invoice and the report, and your tenant is only contacted to arrange access. Your property’s access notes and job history are kept, so the next job starts with what I learned last time.
Rates and terms
The same published rates as everyone else. Hourly and per-km rates are shown plus GST, as they are invoiced. The first visit and the after-hours call-out are fixed prices, shown including GST.
- Labour: $95 + GST an hour.
- First visit: $247.50 including GST, covers the first 2 hours, includes travel.
- Travel outside Masterton: $1.05 + GST a km, round trip.
- Materials: at cost, no mark-up.
- Paying: invoiced when the job is done, and paid on your usual contractor payment run, by bank transfer.
Jobs like boarding up a broken window are booked for the next working day at normal rates. If it can't wait, I can come the same day or after hours when I'm available. That has a call-out fee of $247.50 including GST, however short the visit, plus at least one hour at $95 + GST. Travel is charged as usual.
Not my trade: electrical, plumbing and gas, and work that needs a building consent. I tell you straight away so you can send the right trade.

Before you send a work order
Where do I send work orders?
To jobs@wairarapahandyman.co.nz, with the job card attached or in the email. Anything else, to bryan@wairarapahandyman.co.nz.
Do you deal with the tenant?
Only to arrange access and to say when I am on my way. They are never sent marketing, review requests or follow-ups.
Can you work from our maintenance app?
Yes. Send the job through it as usual and I keep it updated at the points you want.
How do you invoice?
To the owner care of you, or to you, with the property address and your work order number. A monthly statement too, if you like.
What if you find something else wrong?
I note it with a photo and send you a quote. Nothing extra is done without your OK.
Do you do bigger jobs?
For anything over about $3,000, start with a free ballpark estimate from photos, then a fixed written quote if the owner wants one.
